Greetings All –

Front Doors - Doors are currently being installed.  Once installed, an additional appointment is needed to get the doors painted.  If you would like your availability considered in the scheduling process, please respond to us promptly. If we don’t get a reply, we will select times for you.  You will need to be home during your appointment time.  If by chance you miss the appointment there will be a “return trip charge.”

Garage Lighting - The burned out light fixtures in the garage has been replaced.  Work is still being done on the vent fans.

Leaky Water Heater / Attic Door – Unit 9 has suffered some leaks due to rotted wood on their water heater door.  Construction is being scheduled

Increase in HOA Dues – The HOA Board met recently in our Open HOA Meeting to discuss upcoming work and expenses around the property. Based on upcoming projects, repair work that is in desperate need of completion, and building our savings, we have no choice but to increase our HOA dues to cover expenses. Our CCR’s allow for a 20% dues increase per year as does Civil Code Section 1366(b). As a Board, we have tried to avoid yearly increases by keeping costs under control and making due with our current budget.  However, increased expenses, costs of building upkeep, and overdue repairs have eaten away at our savings. We have nothing to fall back on should there be a major immediate expense. There are also additional projects needed that we are currently unable to pay for. Delaying repair work only increases the likely hood of more failures and problems later on. The Board have not raised dues for a few years now, and we are always mindful of everyone’s financial situation.  Unfortunately, dues must be raised to keep the HOA solvent.

Starting January 1st, HOA dues will be increased 20% to a total of $240 a month.  We have surveyed our neighboring town home associations and found that we were operating below normal market dues, and with this increase we will be steadily on the road to recovery and sustainability, and over time this will put us in a much better place financially.

If you received an Emergency Contact Information Form (enclosed with this letter), please complete it and return it in the stamped self-addressed envelope.  It is needed by management to contact you in case of an emergency affecting the complex or your unit.
