Rules and Regulations of a Homeowners Association are enforceable equitable
servitudes under Civil Code Sections 1350, et seq.

Articles of Incorporation designate an organization to be a corporate entity, i.e. an organization,
but treated in some respects as a legal person, with various rights. Bylaws explain how an asssociation is to

Convenants, Conditions and Restrictions (C, C&Rs) which both benefit the land and burden the land, i.e. the CC&Rs
is a document containing a description of the property's use, as well as limitations as to its use. Also the parcels (units) in
the common interest development (CID) are included in the tract description in the CC&Rs, incorporating them therein
and subjecting the ownership to such covenants, conditions and restrictions.

RULE 7- PARKING -
OF THE RULES AND REGULATIONS OF THE
Begonia Gardens Townhomes Homeowners Association, Inc.
AMENDMENT
“Outside parking spaces are intended for residents' guests only. Guests may
park in the outside spaces for a maximum of 72 consecutive hours. After this time, the space must be vacated for at
least 24 hours. Vehicles left for over 72 hours will be towed at the owners’ expense.
Residents, under certain circumstances and
with written request, may also be permitted to park in such spaces. In order to park in outside spaces,
the resident must obtain a written permit for such parking and must post such permit on the dashboard of the vehicle
being so parked. The permit will specify an expiration date, time, and shall not be renewed without prior approval.
Such permits shall be issued according to availability of such parking and may be issued by an officer
of the Association or by the management company, if so directed by the Board of Directors, for no more than 72 hours consecutively.
Vehicles left for over 72 hours will be towed at the owners expense.”
